About the Role
The Facilities Maintenance Technician is responsible for performing routine repairs, inspections, and preventive maintenance across residential, commercial, and community facilities. This role ensures all buildings remain safe, functional, and compliant with company and regulatory standards.
Technicians will perform a wide range of tasks, including minor electrical, plumbing, carpentry, HVAC support, painting, equipment troubleshooting, and general building upkeep. This position requires problem-solving skills, technical versatility, and the ability to work independently across multiple property sites.
Requirements
General Building Maintenance
Perform daily walkthroughs and routine inspections of building systems.
Troubleshoot and repair minor electrical issues (outlets, switches, fixtures).
Address plumbing concerns (leaks, clogs, fixture replacements).
Perform drywall patching, painting, flooring repairs, and door hardware adjustments.
Maintain clean, safe, and organized mechanical rooms and utility spaces.
HVAC Support (Basic-Level)
Replace filters and perform basic maintenance.
Monitor system performance and report complex issues to licensed HVAC technicians.
Check thermostats, sensors, and unit functionality.
Preventive Maintenance
Follow the preventive maintenance schedule for buildings and equipment.
Inspect lighting, emergency exits, fire systems, and safety equipment.
Document all inspections and repairs in maintenance logs.
Exterior & Grounds Support
Assist with light groundskeeping (minor landscaping touch-ups, trash removal).
Maintain walkways, steps, handrails, exterior lighting, and site cleanliness.
Support snow removal or storm preparation as needed.
Facilities Equipment & Tools
Maintain inventory of tools, materials, and repair supplies.
Ensure equipment is safe, calibrated, and functioning properly.
Request replenishment of materials when necessary.
Work Orders & Documentation
Respond to maintenance requests from clients, tenants, or supervisors.
Complete work orders accurately and promptly.
Provide updates on long-term repair needs or recommendations for upgrades.
Maintain digital records using company systems.
Safety & Compliance
Follow OSHA standards and company safety policies at all times.
Report hazards or violations immediately.
Support preparation for inspections from regulatory agencies or property managers.
Customer Service & Professional Conduct
Interact professionally with tenants, staff, and clients.
Provide clear explanations of issues and expected timelines.
